What does a buyer's agent cost me?
Buyer agent compensation is negotiable and is spelled out in a written buyer agreement before you start touring homes, so there are no surprises. In many transactions the seller agrees to cover some or all of it, but every deal is different. Your agent will walk you through exactly how it works before you commit to anything.
How long does buying a home take?
It varies. The search itself can take anywhere from a few weeks to several months depending on your criteria, your timeline, and what the market is doing. Once you are under contract, a financed purchase typically takes about 30 to 45 days to close, and cash purchases can often close faster.
What is the difference between pre-approval and pre-qualification?
A pre-qualification is an informal estimate based on information you report to a lender yourself. A pre-approval is a more thorough review in which the lender verifies your income, assets, and credit, so it generally carries more weight with sellers. Which one you pursue, and with which lender, is entirely your choice.
What is earnest money?
Earnest money is a deposit you make after your offer is accepted to show the seller you are serious. It is typically held in escrow by a neutral third party, and in most cases it is credited toward your purchase at closing. The contract spells out the conditions under which it is refundable, and your agent will review those with you before you sign.
What happens at closing in Florida?
In Florida, closings are usually handled by a title company or closing agent. You review and sign the final documents, funds are collected and disbursed, the deed is recorded, and ownership officially transfers to you.
